In a previous blog post I talked about steps to take prior to listing your home. Now that you have hopefully taken my advise and tackled those items mentioned there is one item in particular I would like to elaborate on and that is staging. Staging may help you sell your home faster and for top dollar. Staging creates a mood and ambience that will give potential buyers a warm and inviting feel that allows them to see themselves living in your home. In a recent survey of realtors they stated that 50% of staged homes saw a 1-10% increase in dollar value on offers from buyers and a shorter time on the market. 77% of buyers' agents said staging made it easier to visualize the home as as their own. Also 40 % of buyers were more willing to visit a home they viewed online if it was staged. 38% of sellers' agents stated they recommend staging all sellers' homes prior to listing them for sale. Staging your home doesn't have to be expensive to be impressive. You can spend as little as 200-300 dollars if you do it yourself or $500-$1,000 and up if you hire a professional. The investment will payoff in the long run. Living rooms, Master bedrooms and kitchens were at the top of the list of importance with living rooms being number one. Staging may not be for every home but you would be wise to consider it. Ask your realtor for their opinion as every situation is different.
