Some of these may seem like common sense but need to be addressed.  In a prior blog I mentioned the importance of doing a pre-inspection if at all possible.  Exterior and interior need a thorough cleaning. Clean,clean,clean!  If needed hire a professional.  Shampoo and /or replace carpeting.  If needed, freshly paint through-out with a neutral color. " Fresh paint and new carpet sell homes"  Replace outdated and worn fixtures such as lights, door handles, cabinet handles and kitchen and bathroom sink faucets.  Replace any burned out light bulbs. De-personaliize and create a neutral environment by removing family photos and personal items. Also remove pets when showing and eliminate any pet orders such as wet dogs and cat liter. Organize and  de-clutter! Get a storage unit!  Create curb appeal with flowers and landscaping and don't forget that front door!  Staging can also be very beneficial in getting your home sold.  Many sellers will try and take short cuts with some of these items but if you take the time and expense to address them your efforts will be well rewarded with top dollar and a quicker sale.
